Straining Garage Door Opener

If your notice that your garage door opener seems to be straining to open the door, you need to investigate a little further to find the source of the problem. It could be the opener wearing out or a problem with the door, but whatever it is you should have it fixed.  Otherwise, at a minimum your opener could wear out prematurely but more importantly, you may have a broken spring and the door could potentially come crashing down on someone or on your car.

The first think to check is whether the door operates properly when opened manually.  With the door in the down position, disconnect the door from the opener by pulling on the red handle.  Don’t do it with the door open – if the springs are broken the door could come crashing down.

Garage doors are much heavier than most people realize – typically 200 to 400 pounds.  That’s why they use springs to help lift the load so the door can be opened manually and to take the strain off of your opener.  If the springs are properly adjusted, the door should open easily by hand and should stay in any position.

If the door seems very heavy, you probably have a broken spring and you need to call a professional garage door technician with experience in garage door repairs.  Never try to remove or adjust the springs or disconnect the cable that attaches the spring to the door.  The springs are under a lot of pressure and can cause serious injury or death.

If the door doesn’t seem too heavy, but sticks or is difficult to open and close, the tracks should be adjusted and the rollers lubricated until the door opens easily.  You may be able to make some simple adjustments yourself or call in the pros.

Finally, if the door operates easily by hand, it’s probably time for a new opener.  If in doubt, have the door check out by a good garage door technician.

Garage Door Safety

According to information published by the Consumer Products Safety Commission, more than 20,000 people are injured every year in garage door related accidents.  In addition, despite the fact that all garage door openers manufactured since 1991 are required to reverse when an obstruction is detected, an average of three children are trapped and killed under an automatic garage door opener every year.

You can protect your family from harm by following a few simple precautions.  First, if you have an old non-reversing garage door opener, have it replaced with a new reversing opener.  All openers currently being manufactured have some sort of device to detect obstructions and reverse direction to avoid an entrapment.

Make sure the door’s lift springs are working properly by releasing the door from the automatic opener and raising and lowering the door manually.  The door should open and close smoothly and easily and the door should stay in place when stopped in any partially opened position.  Have the door adjusted if any discrepancies are noted.  Warning- never attempt to disconnect or adjust the spring tension.  The spring are under a lot of pressure and can cause severe injuries or death if released.

Test the reversing mechanism monthly by placing a block of wood under the door as it closes.  The door should either reverse immediately or when the block of wood is encountered.  If not, disconnect the door and call an experienced garage door service technician.

A garage door that is out of adjustment can injure or kill someone.  Keep your garage door working safely by having your garage door service annually by a reputable local garage door company.

Finally, mount the wall button high on the wall to restrict access to children and be sure to warn your children about the dangers of garage doors.

Types of Garage Door Openers

The garage door is the largest, heaviest moving part of your home.  For many families, the garage door is the primary entrance and gets opened several times a day.  Selecting a safe and reliable garage door opener is very important.  There are three common types of garage door openers:  chain drive, screw drive, and belt drive.  There is also a new type of opener called a jack shaft that is specifically designed for applications where traditional overhead openers will not fit.

A chain drive opener uses a long chain similar to a bicycle or motorcycle chain to open and close the door.  Chain drive openers are the least expensive option, but they are usually very reliable.  Their primary drawback is that they are noisy.  They also need occasional lubrication for best operation.

Screw drives use a long threaded rod instead of a chain to open the door.  Screw drive openers are powerful, require the least maintenance of all openers, and are less noisy than chain drive openers.  They are a little more expensive than comparable chain drive openers.

Belt drive openers are the quietest of all openers, but also the most expensive.  They use a steel reinforced rubber belt to raise and lower the door.  If your garage is underneath a living space, the additional cost of a belt drive opener might be worth it.

Unlike other types of openers, jack shaft openers mount against the wall next to the garage door.  They are very quiet and are the perfect solution if your garage design is such that a traditional opener cannot be mounted overhead.

Help Sell Your Home With a New Garage Door

If you are one of the millions of Americans trying to sell your home, you know what a tough market it is these days.  The huge backlog of residential re-sales on the market, strict mortgage lending requirements, and the seemingly inexhaustible supply of foreclosures all add up to create a housing market in which there are far more homes for sale than there are qualified buyers.

In order to move your home, you can either keep slashing the price or do something to distinguish your home from similar homes on the market.  As any real estate agent will tell you, “curb appeal” helps sell homes.  By investing in the appearance of your home, you encourage buyers to make an offer on your home rather than a similar, but less attractive home down the block.

At the same time, you want to spend carefully.  You don’t want to spend a lot of money that you won’t be able to recover from the sale of the house.  In that case, you are better off just reducing the price of the home.

One often overlooked yet cost effective upgrade is replacing a tired looking garage door.  A new garage door can significantly improve the appearance of your home and has a surprisingly high return on investment according to Remodeling Magazine.  Their most recent report indicates that a homeowner can expect to recoup more than 80% of the cost of a new garage door when the house sells.

Your net cost is only a few hundred dollars for a beautiful new garage door that can help your home move from “for sale” to “sold!”

Lubricating Your Garage Door Opener

Your garage door opener needs occasional lubrication to keep working year after year smoothly and quietly.  If you are handy, lubricating the garage door opener is something most homeowners can handle themselves.  Otherwise, have the door serviced annually by an experienced garage door contractor.

There are three common types of garage door openers:  chain drive, screw drive, and belt drive.  If you have a chain drive opener, you will need to lubricate the drive gears, the rail and the chain.  Apply a thin coat of low temperature silicone grease on the drive gears and the the rail.  The chain can be lubed with almost any kind of oil.  Bicycle or motorcycle chain lube works well.  Make sure to wipe off any excess lubricant or it will drip on the raised door or worse, on your car.

For a screw drive opener, lube the rail and screw with low temperature silicone grease.  A belt drive opener just needs some grease on the rail and also the gear mechanism like a chain drive opener.  Take care not to get any lubricant on the belt.  If the belt seems noisy, it may just need to be adjusted.

Once you have applied the lubricant, run the door up and down a few times to spread the lubricant around and wipe off any excess.  If your garage door sees a lot of use, you should lube it three or four times a year.  With less frequent use, annual lubrication is probably sufficient.
